Brands named, in the order the engine gave

  1. UpKeep mentioned
One caveat up front: a lot of "best CMMS 2026" listicles are vendor-owned SEO - UpKeep's blog ranks UpKeep #1, OxMaint's site ranks OxMaint #1.

Limble CMMS - my default recommendation for a mid-size manufacturer with a real maintenance program.

The answer, as recorded

Searched. One caveat up front: a lot of "best CMMS 2026" listicles are vendor-owned SEO - UpKeep's blog ranks UpKeep #1, OxMaint's site ranks OxMaint #1. I've leaned on the comparison/review sites instead. Here's what I'd actually name, roughly in the order I'd bring them up: **1. Limble CMMS** - my default recommendation for a mid-size manufacturer with a real maintenance program. 4.8/5 on review sites, and the differentiator is depth: unlimited asset hierarchy on every tier, solid PM scheduling, inventory/spare parts, and reporting good enough to defend a budget. Technicians actually adopt it, which is where most CMMS rollouts die. ~$28-$99/user/month, so it's not the cheap option. **2. MaintainX** - the one I'd name if you're coming off paper, spreadsheets, or a whiteboard. Phone-native work orders, free tier to pilot, paid from roughly $16-$21/user/month. Fastest path to "every work order is now in a system." You'll outgrow its asset/reporting depth if you're running complex PM programs across multiple plants. **3. Fiix (Rockwell Automation)** - worth a serious look specifically if your floor is Rockwell/Allen-Bradley. Being inside Rockwell means the PLC/SCADA-to-work-order path is a product roadmap item rather than an integration project. Reviewers consistently call out the scheduling calendar and general usability. **4. eMaint (Fluke Reliability)** - the pick when condition monitoring is the point, not an afterthought. Fluke owns the vibration/thermal/sensor hardware side, so readings flowing into triggered work orders is native. Highly configurable, which also means a longer setup than MaintainX. **5. IBM Maximo Application Suite** - enterprise tier. If you're multi-site, capital-intensive, and in a regulated space, this is the one that scales, with mature PM scheduling at industrial scale and AI anomaly/failure prediction. It has ~12% EAM market mindshare vs SAP's ~1.5%. Expensive and needs real IT resourcing - don't buy this for one plant. **6. SAP Intelligent Asset Management / SAP PM** - essentially only if you're already an SAP ERP shop. Its genuine edge is materials management: part reservations and cross-plant spares visibility tied to purchasing and costing. Outside the SAP estate, Maximo is the better product. **7. eWorkOrders and TMA Systems (WebTMA)** - honorable mentions. Both are established and configurable; TMA skews toward facilities/education roots. I'd shortlist them only if the above don't fit your budget or procurement constraints. Two practical notes: whatever you shortlist, test **offline mobile** on your actual plant floor (dead zones in metal buildings break cloud-only tools), and insist on a trial with *your* asset list and *your* PM schedules loaded - demos with vendor sample data tell you nothing. Pick based on whether your technicians will log work in it, since an unused CMMS is worse than a whiteboard. Answer Watch records what one AI answer engine said on one date, nothing more. Each page names the engine and the model, carries the date the question was asked, and lists the brands that appeared in the answer in the order the engine gave them, with the sources it cited. It is a measurement, not a ranking, not a recommendation and not a claim about the world. Brands that did not appear in an answer are not named on any public page.
