- UpKeep mentioned
Worth a look but not my first picks: UpKeep (mobile-first, some lists still rank it #1, but review sentiment has drifted below Limble/MaintainX), and Fabrico or eWorkOrders if real-time machine/OEE tracking is the actual problem you're solving.
- Fabrico mentioned
Worth a look but not my first picks: UpKeep (mobile-first, some lists still rank it #1, but review sentiment has drifted below Limble/MaintainX), and Fabrico or eWorkOrders if real-time machine/OEE tracking is the actual problem you're solving.
- OxMaint mentioned
One caveat on sources: several "best CMMS 2026" listicles that rank obscure vendors first are vendor-published SEO content - OxMaint's pages, for example, rank OxMaint #1.

## Short answer For a typical single- or few-site manufacturing plant, I'd shortlist **Limble, MaintainX, and Fiix** - and only look at Maximo/SAP if you're a large multi-site enterprise. ### 1. Limble CMMS - my default recommendation Best balance of power and adoption for discrete and process manufacturers. Strong asset hierarchies, PM scheduling, parts inventory, and genuinely good reporting, with the highest satisfaction scores in the category (4.8/5 on ~673 Capterra reviews, G2 score 81 vs. Fiix's 69). Fast to deploy - weeks, not quarters. Pricing is quote-based. ### 2. MaintainX - if technician adoption is your main risk The most frontline-friendly of the bunch; it works like a messaging app, which matters when your techs aren't computer people. 4.8/5 across ~1,425 reviews, free tier plus low per-user entry pricing, so you can pilot on one line before committing. Weaker than Limble on deep inventory/procurement and multi-site rollups. ### 3. Fiix - if you're a Rockwell/Allen-Bradley shop Owned by Rockwell Automation, so it's the cleanest path to pulling PLC/production data into maintenance triggers (run-hours, cycle counts) rather than just calendar PMs. Includes an AI assistant. Tradeoff: mobile app and overall UX rate noticeably below Limble and MaintainX. ### 4. eMaint (Fluke Reliability) - if you want condition-based maintenance Most configurable of the mid-market options and the natural choice if you're adding vibration/thermal sensors, since it's in the Fluke ecosystem. Also the best fit for audit-heavy environments (FDA, ISO, food safety). 4.5/5 on ~266 reviews - slightly lower, mostly on setup complexity. ### 5. IBM Maximo Application Suite - enterprise, multi-plant Still the category leader for large global deployments, with real predictive-maintenance and reliability modules. Only worth the cost and implementation effort if you have many sites, thousands of assets, and a dedicated reliability team. ### 6. SAP PM / EAM or Infor EAM - if your ERP decides it If you're standardized on SAP, SAP PM is often the pragmatic answer purely for master-data and procurement integration, even though it's clunkier than the mid-market tools. Infor EAM is the strongest best-of-breed alternative and is frequently deployed standalone, including at non-Infor-ERP shops. **Worth a look but not my first picks:** UpKeep (mobile-first, some lists still rank it #1, but review sentiment has drifted below Limble/MaintainX), and Fabrico or eWorkOrders if real-time machine/OEE tracking is the actual problem you're solving. **One caveat on sources:** several "best CMMS 2026" listicles that rank obscure vendors first are vendor-published SEO content - OxMaint's pages, for example, rank OxMaint #1. I've weighted independent review platforms instead. Answer Watch records what one AI answer engine said on one date, nothing more. Each page names the engine and the model, carries the date the question was asked, and lists the brands that appeared in the answer in the order the engine gave them, with the sources it cited. It is a measurement, not a ranking, not a recommendation and not a claim about the world. Brands that did not appear in an answer are not named on any public page.
