The answer, as recorded

## Short answer, in the order I'd actually recommend them **1. Limble CMMS** - My default first recommendation for most manufacturers. It hits the rare combination of being genuinely easy enough that technicians on the floor will actually use it (the mobile app is the best-in-class part) while still having real asset hierarchy, PM scheduling, parts/inventory, and MTTR/MTBF reporting underneath. Fast implementation - weeks, not quarters. Rated highest among the mainstream options in independent review aggregation. **2. MaintainX** - The one to pick if your biggest problem is that nothing is written down and work orders live in text messages and whiteboards. Mobile-first, almost zero training needed, strong shift-to-shift communication. Trade-off: it's shallower on deep asset lifecycle and inventory than Limble, so it fits better below ~10,000 assets or where you want adoption above all else. **3. Fiix (Rockwell Automation)** - The pick when you're running SAP or Oracle ERP and need the CMMS to talk to it, or when you want sensor/SCADA data to auto-generate work orders. Being owned by Rockwell matters if your plant floor is already Allen-Bradley/FactoryTalk. Its "Foresight" predictive analytics is real but needs good historical data to earn its keep. **4. eMaint (Fluke Reliability)** - Best for a mature reliability program rather than a team just getting organized. Extremely configurable, strong condition-monitoring workflow, and it pairs natively with Fluke vibration/thermal hardware. The flip side of that configurability is a heavier setup and a steeper learning curve. **5. UpKeep** - Solid, cheap-to-start, mobile work-order management for small teams (under ~20 users) that want to digitize this quarter. Good compliance/audit documentation. I rank it below the above for manufacturing specifically because its asset depth and reporting lag the others as you scale. **6. IBM Maximo Application Suite** - If you're a large multi-site manufacturer with thousands of assets, in-house IT, and a capital budget, this is the enterprise EAM standard. Enormous capability, enormous implementation. Don't buy it for one plant. **7. SAP Plant Maintenance (PM/EAM)** - Only worth it if you're already deep in SAP S/4HANA and the integration value outweighs the usability cost. Maintenance teams rarely love it; finance and procurement do. ## Two things worth knowing before you shortlist Most "best CMMS 2026" listicles you'll find are written by CMMS vendors ranking themselves first - eWorkOrders, Oxmaint, MicroMain, and TMA Systems all publish pages like that, and Limble and UpKeep both host comparison pages about their own competitors. Weight G2/Capterra review volume and your own trial over any of it. Practically: run a two-week free trial with your actual asset list and two real technicians on the floor, and price it per-user including the mobile seats. Technician adoption kills more CMMS rollouts than missing features do. Answer Watch records what one AI answer engine said on one date, nothing more. Each page names the engine and the model, carries the date the question was asked, and lists the brands that appeared in the answer in the order the engine gave them, with the sources it cited. It is a measurement, not a ranking, not a recommendation and not a claim about the world. Brands that did not appear in an answer are not named on any public page.
