The question asked, verbatim: best facility management software for facilities teams
Brands named, in the order the engine gave
- CAFM mentioned
Short version: there's no single "best" - the category splits into maintenance-first tools (CMMS) and real-estate/space-first tools (CAFM/IWMS), and picking the wrong half is the usual expensive mistake.
- MaintainX recommended
MaintainX - my default recommendation for small-to-mid teams.
- G2 mentioned
G2 4.8.
- Limble mentioned
Limble - the one I'd put head-to-head with MaintainX.
- FMX mentioned
FMX - underrated for schools, municipalities, churches, and facilities teams that also manage room/event scheduling.
- UpKeep mentioned
UpKeep - still widely listed as a leader and fine, but I'd rank it below MaintainX/Limble now;
- Professional compared
pricing (~$45/user/mo Professional) is high for what you get versus those two.
- Infraspeak recommended
Infraspeak - best choice if you run many sites and coordinate external service providers;
- Planon mentioned
Planon - true IWMS: space planning, lease admin, and maintenance in one system.
- IBM Maximo mentioned
IBM Maximo (and Maximo Real Estate & Facilities, formerly TRIRIGA) - for large critical-asset estates: hospitals, airports, utilities, manufacturing.
- Maximo mentioned
IBM Maximo (and Maximo Real Estate & Facilities, formerly TRIRIGA) - for large critical-asset estates: hospitals, airports, utilities, manufacturing.
- Accruent mentioned
Accruent (FAMIS 360 / Maintenance Connection) - strong in healthcare, higher ed, and government;
- Maintenance mentioned
Accruent (FAMIS 360 / Maintenance Connection) - strong in healthcare, higher ed, and government;
- Brightly mentioned
Brightly (Siemens) - worth a look specifically in education and public sector, where its asset-lifecycle and capital-planning modules are a genuine differentiator.
- Siemens mentioned
Brightly (Siemens) - worth a look specifically in education and public sector, where its asset-lifecycle and capital-planning modules are a genuine differentiator.
- AkitaBox mentioned
Honorable mentions: AkitaBox if your pain is building data and capital planning rather than daily tickets;
- ServiceChannel mentioned
ServiceChannel or Corrigo if you're the client dispatching to vendors across retail/multi-location sites;
- Corrigo mentioned
ServiceChannel or Corrigo if you're the client dispatching to vendors across retail/multi-location sites;
- Facilio mentioned
Facilio if energy and smart-building data are first-class requirements.
- Fabrico mentioned
Two caveats worth knowing: the "best of 2026" lists above are mostly vendor-published content (oxmaint, Infraspeak, Facilio, Fabrico all sell competing products), so treat the rankings in them as marketing and the feature facts as checkable.

The answer, as recorded
Short version: there's no single "best" - the category splits into maintenance-first tools (CMMS) and real-estate/space-first tools (CAFM/IWMS), and picking the wrong half is the usual expensive mistake. Here's who I'd actually name, in order. ## For most in-house facilities teams (maintenance + work orders is the job) **1. MaintainX** - my default recommendation for small-to-mid teams. Best-in-class mobile app, techs actually adopt it, work orders and PMs are quick to stand up. ~$16/user/mo Essential, ~$49 Advanced. G2 4.8. **2. Limble** - the one I'd put head-to-head with MaintainX. Slightly stronger asset hierarchy and reporting, excellent onboarding reputation, also G2 4.8. ~$28-69/user/mo depending on tier. Pick Limble if asset history and PM analytics matter more than raw simplicity; pick MaintainX if frontline adoption is your risk. **3. FMX** - underrated for schools, municipalities, churches, and facilities teams that also manage room/event scheduling. Handles the "request from a non-technical staffer" workflow better than the industrial-leaning tools. **4. eMaint (Fluke Reliability)** - mature, configurable, good when you need real reliability/condition-monitoring tie-ins rather than just ticket closing. **5. UpKeep** - still widely listed as a leader and fine, but I'd rank it below MaintainX/Limble now; pricing (~$45/user/mo Professional) is high for what you get versus those two. ## For multi-site portfolios and enterprise **6. Infraspeak** - best choice if you run many sites and coordinate external service providers; strong real-time cross-site visibility and contractor management. **7. Planon** - true IWMS: space planning, lease admin, and maintenance in one system. For corporate real estate teams, not for a two-person maintenance shop. **8. IBM Maximo (and Maximo Real Estate & Facilities, formerly TRIRIGA)** - for large critical-asset estates: hospitals, airports, utilities, manufacturing. Powerful, expensive, needs implementation resource. **9. Accruent (FAMIS 360 / Maintenance Connection)** - strong in healthcare, higher ed, and government; good middle ground between Maximo-scale and CMMS-scale. **10. Brightly (Siemens)** - worth a look specifically in education and public sector, where its asset-lifecycle and capital-planning modules are a genuine differentiator. **Honorable mentions:** **AkitaBox** if your pain is building data and capital planning rather than daily tickets; **ServiceChannel** or **Corrigo** if you're the *client* dispatching to vendors across retail/multi-location sites; **Facilio** if energy and smart-building data are first-class requirements. **What I'd do:** shortlist two from the first group, run a 30-day pilot at one site with your own asset list and your actual technicians, and judge on mobile/offline work-order completion and whether PMs get closed - not on the feature matrix. Two caveats worth knowing: the "best of 2026" lists above are mostly vendor-published content (oxmaint, Infraspeak, Facilio, Fabrico all sell competing products), so treat the rankings in them as marketing and the feature facts as checkable. And confirm pricing directly - the per-user figures I cited come from those third-party blogs, and real quotes move a lot with user counts and required modules. Answer Watch records what one AI answer engine said on one date, nothing more. Each page names the engine and the model, carries the date the question was asked, and lists the brands that appeared in the answer in the order the engine gave them, with the sources it cited. It is a measurement, not a ranking, not a recommendation and not a claim about the world. Brands that did not appear in an answer are not named on any public page.
