Go here if you want to shape the system around how your buildings actually run. 2. **MaintainX** - the pick if you need people using it this week. Genuinely good mobile app, free capped tier, $20/user/mo annual. Weaker on deep asset hierarchies and reliability analytics, so it's better for reactive/request-heavy operations than complex plant. 3. **UpKeep** - strongest pure technician experience of the three, but note it puts preventive-maintenance scheduling behind its Premium tier, which is a real cost trap since PM is usually the whole reason you're buying. 4. **Brightly Asset Essentials** (Siemens) - the safe choice for schools, municipalities, and higher ed. Cloud is now ~64% of new CMMS deployments, so treat on-prem as a red flag. And weight mobile field execution heavily in your trial: the systems technicians quietly abandon within six months are almost always the ones that failed on the phone, not on the feature matrix.
