The answer, as recorded

There's no single winner here - the right pick depends mostly on whether your team's job is **maintenance/work orders** or **real estate + space + people**. Here's who I'd actually name, in the order I'd suggest looking at them. ## Start here (mid-market maintenance & work orders) **1. Limble** - My default recommendation for most facilities teams. Strong mobile app, techs actually use it, and critically, preventive maintenance scheduling is included on the entry $28/user/mo tier rather than being upsold. Roughly $28-$99/user/mo. Best balance of capability-to-friction on the market. **2. FMX** - The one I'd name first if you're **K-12, higher ed, or anywhere with facility rentals and event scheduling**. Purpose-built for schools since 2012, and it bundles work orders, PM, capital planning, fleet, and room/event reservations in one place - that event-and-rental piece is a genuine differentiator most CMMS tools don't have. Reviews run ahead of the incumbent (4.69 vs 4.26 overall, and notably better on ease of use and support). **3. eMaint (Fluke Reliability)** - Mature, deep, and strong on reliability/condition monitoring because of the Fluke hardware tie-in. Downside: no published pricing, 3-user minimum, annual prepay. Worth a demo if you have real asset-criticality concerns. **4. UpKeep** - Good mobile-first product and a cheaper $24/user/mo headline, but check the tiers carefully: PM scheduling sits on the $55 tier, so it often lands more expensive than Limble for the features you actually need. Fine shortlist entry, rarely the winner on price. **5. Fiix (Rockwell)** - The one to try if you want to pilot without spending anything. Genuinely free tier (capped at 25 active PM plans), then $45/user/mo. Also the natural pick in Rockwell-heavy industrial environments. **6. Brightly Asset Essentials (Siemens)** - Formerly SchoolDude. Enormously widely deployed, especially in education and government, and that's its main argument: it's the safe, established choice with a huge peer base. But it's where districts are migrating *from*, not to. ## If you're enterprise / multi-site / real estate too (IWMS, not CMMS) **7. Eptura** - Strongest analyst position right now: Verdantix 2025 IWMS Green Quadrant leader, leader across IWMS + CMMS + EAM reports, and a Leader in Gartner's April 2026 MQ for Workplace Experience Applications. ~11,000 customers, half the Fortune 500. Caveat: it's nine heritage products (Condeco, iOffice, SpaceIQ) stitched together since 2022 - ask pointed questions about module integration. **8. Planon** - The cleanest architecture of the enterprise IWMS group, and the strongest choice if **real estate and lease administration** matter as much as maintenance. European heritage, very solid in corporate FM. **9. Nuvolo** - Built natively on ServiceNow. Pick it if you're already a ServiceNow shop, or if you're **healthcare or life sciences** - that's where it dominates, largely on medical-device/clinical-asset management and validation. **10. IBM Maximo / TRIRIGA** - Maximo for asset-intensive operations (utilities, manufacturing, transit, critical infrastructure); TRIRIGA for the real-estate-and-space side. Deepest capability, highest cost and implementation burden. Only correct if you're genuinely at that scale. **11. MRI Software** - Worth a look specifically if you want FM, property management, compliance, and energy in one vendor ecosystem, and especially if you're **UK-based**, where its compliance tooling is strongest. **12. SafetyCulture** - Not a true CMMS, but the one I'd name if your real pain is **inspections, audits, and compliance checklists** across many sites. 4.6/5 on Capterra, excellent mobile adoption, lightweight asset and work-order features bolted on. ## My honest shortcut If you have fewer than ~500 assets on one or a few sites: demo **Limble** and **FMX**, pick based on whether you need event/room booking. Don't buy an IWMS - the setup, integration, and training cost is real and you won't use 70% of it. If you're multi-site enterprise with real estate obligations: **Eptura** and **Planon**, plus **Nuvolo** if you're on ServiceNow or in healthcare. One buying note worth more than any feature matrix: adoption beats features. The cheapest platform your techs refuse to open on their phones costs more than the expensive one they use daily - so weight the mobile trial heavily and get two or three actual technicians into the demo, not just managers. Answer Watch records what one AI answer engine said on one date, nothing more. Each page names the engine and the model, carries the date the question was asked, and lists the brands that appeared in the answer in the order the engine gave them, with the sources it cited. It is a measurement, not a ranking, not a recommendation and not a claim about the world. Brands that did not appear in an answer are not named on any public page.
