The answer, as recorded
Short version: for most landlords with a handful of units, **TurboTenant** or **Avail** - both free at the core - are where I'd start. Here's the ranked list, roughly by who you are. **If you have 1-15 units and want one free tool that does everything** 1. **TurboTenant** - My default recommendation. Free for landlords (it monetizes via tenant-paid screening fees and add-ons), syndicates listings to Zillow/Realtor/Apartments.com, handles applications, screening, state-specific leases, e-sign, and online rent collection. Strongest of the free tier on tenant acquisition, which is where most small landlords actually lose money (vacancy). Weakest on accounting depth. 2. **Avail** (owned by Realtor.com) - The main alternative to TurboTenant, and better if you want a cleaner tenant-facing experience and credit reporting for tenants. Free tier covers unlimited units; the Unlimited Plus tier runs about **$9/month per unit** and adds custom leases, next-day rent payments, and waived maintenance fees. Trustpilot ~4.0 across ~380 reviews. Pick this over TurboTenant if your properties lease easily and you care more about ongoing management than marketing. 3. **Baselane** - Different animal: it's landlord *banking* plus bookkeeping, with rent collection on top. FDIC-insured accounts with per-property virtual sub-accounts, auto-tagged Schedule E categorization, and real APY on balances. Free, with a Smart plan around **$20/month annually** for faster deposits. I'd pair this with TurboTenant rather than treat it as a replacement - Baselane is the best answer to "where does the money live and how do I do my taxes," not "how do I fill a vacancy." **If accounting and taxes are the pain point** 4. **Landlord Studio** - Built around rental bookkeeping: receipt scanning, mileage tracking, Schedule E reports, QuickBooks sync. Best in class if you self-prepare taxes or hand a CPA a clean file. Free for up to 3 units; paid tiers are modest. 5. **Stessa** - Free portfolio tracking and tax reporting, strongest for buy-and-hold investors tracking appreciation and performance across properties. Thinner on day-to-day leasing ops. **If you have 20+ units or you're managing for others** 6. **Buildium** - The best mid-market pick. Full accounting (real GL, not categorized transactions), owner portals, work orders, 1099s. Published pricing starting around **$62/month** with no unit minimum, scaling up through Growth and Premium tiers. This is the one to graduate to when free tools break. 7. **DoorLoop** - Buildium's closest competitor, more modern UI and generally better-liked support; starts around **$69/month annually** for up to 10 units. Worth demoing head-to-head with Buildium. 8. **AppFolio** - Genuinely excellent, but it's for professional management companies: **50-unit minimum**, ~$298/month floor, quote-only pricing. Don't look at it as an individual landlord. **Also worth knowing** - **RentRedi** - Popular via BiggerPockets, good mobile app, but it's ~$30/month (or ~$144/year) just to access screening that TurboTenant and Avail give you free. Hard to justify unless the mobile-first workflow really fits you. - **Hemlane** - Hybrid software + optional local agent/leasing support, from about $30/month. Good if you own out-of-state and want a human on the ground. - **TenantCloud** and **Innago** - Solid free/cheap all-in-ones; Innago in particular is well-regarded for student and small multifamily. **Two caveats.** First, a lot of the comparison content ranking in search is published by the vendors themselves (TurboTenant's "TurboTenant vs. Avail" page, Baselane's "RentRedi alternatives" page) - I've weighted those accordingly, and the pricing figures from third-party aggregators should be confirmed on the vendors' own pricing pages before you commit. Second, all of the above are US-focused; if you're in the UK or EU, the list is entirely different (Arthur, Landlord Vision, Re-Leased). If you just want to pick one and move on: **TurboTenant for leasing + Baselane for banking/books.** Both free, and they cover the two things that actually matter. Answer Watch records what one AI answer engine said on one date, nothing more. Each page names the engine and the model, carries the date the question was asked, and lists the brands that appeared in the answer in the order the engine gave them, with the sources it cited.
