Brands named, in the order the engine gave
- TurboTenant recommended
TurboTenant - my default recommendation.
- Avail mentioned
Avail - the better pick if lease quality and state-specific compliance matter to you (it has strong localized lease templates).
- Baselane mentioned
Baselane - pick this if your pain is money, not tenants.
- Landlord Studio mentioned
Landlord Studio - the one I'd name for landlords who care most about taxes and records.
- QuickBooks mentioned
Genuinely good mobile receipt capture, mileage tracking, and tax-ready reporting, plus QuickBooks export.
- RentRedi mentioned
RentRedi - solid all-in-one with a good tenant mobile app and unlimited units, but screening sits behind the subscription (roughly $30/month, cheaper annually).

RentRedi - solid all-in-one with a good tenant mobile app and unlimited units, but screening sits behind the subscription (roughly $30/month, cheaper annually).

Buildium - real double-entry accounting, owner statements, bank reconciliation.
- DoorLoop mentioned
DoorLoop - same tier, newer and noticeably easier to use, with better maintenance workflows;

The answer, as recorded
Depends mostly on how many units you have and whether you want software only or software plus help. Here's who I'd actually name, in order: **For 1-10 units (most individual landlords)** 1. **TurboTenant** - my default recommendation. Free tier covers listings, applications, lease signing, and rent collection with unlimited units; the paid plan runs roughly $10-12/month billed annually. The key thing is it charges **per account, not per unit**, so it stays cheap as you add doors. Weakness: accounting is shallow - fine for a few properties, not for a real P&L. 2. **Avail** - the better pick if lease quality and state-specific compliance matter to you (it has strong localized lease templates). Free tier for the basics; the paid tier is about **$9 per unit per month**, which is good value at one or two units and gets expensive fast past five. Owned by Realtor.com, so it's stable. 3. **Baselane** - pick this if your pain is money, not tenants. It's rent collection plus landlord banking plus bookkeeping with Schedule E-style categorization, and the core product is free (it makes money on banking). Best combined with something else for leasing/screening. 4. **Landlord Studio** - the one I'd name for landlords who care most about **taxes and records**. Genuinely good mobile receipt capture, mileage tracking, and tax-ready reporting, plus QuickBooks export. Strongest bookkeeping in the DIY tier. 5. **RentRedi** - solid all-in-one with a good tenant mobile app and unlimited units, but screening sits behind the subscription (roughly $30/month, cheaper annually). Worth it if you want one app doing everything and don't mind the fee. 6. **Hemlane** - the odd one out, and sometimes the right answer: it's software **plus optional local leasing agents and 24/7 maintenance coordination**. If you own out of state or don't want 11pm plumbing calls, this is the one to look at. **For 20+ units or if you manage for others** 7. **Buildium** - real double-entry accounting, owner statements, bank reconciliation. Starts around $58/month with add-on and onboarding fees. The grown-up choice when a spreadsheet stops working. 8. **DoorLoop** - same tier, newer and noticeably easier to use, with better maintenance workflows; roughly $69/month annually for up to 20 units. I'd shortlist it against Buildium and demo both. **What I'd do:** under 10 units, start free on TurboTenant or Avail and add Baselane or Landlord Studio for the books. Out-of-state, go Hemlane. Past ~20 units, demo DoorLoop and Buildium. One caveat: these vendors change pricing and tier limits frequently, and several of the figures above come from comparison sites rather than the vendors' own pages - confirm current pricing directly before committing. Also note that a few of the "best of" roundups are published by competitors in the same market, so treat their rankings accordingly.
