The answer, as recorded

The right answer depends mostly on how many doors you have. Here's who I'd actually name, in order: **For a typical DIY landlord (1-20 units):** 1. **TurboTenant** - My default recommendation if you're starting out. Free for landlords (listing syndication, applications, screening, lease templates, rent collection); tenants absorb the application/payment fees. Nothing to lose by trying it. Weakness: accounting is thin, and pushing fees onto tenants can cost you applicants in a soft market. 2. **RentRedi** - The best all-around paid pick. Rent collection, screening, maintenance (Latchel integration), and accounting via a Stessa/REI Hub tie-in, with genuinely good mobile apps for both you and tenants. ~$12-20/mo if you pay annually, ~$30/mo month-to-month, unlimited units either way - so it gets cheaper per door as you grow. 3. **Baselane** - Pick this one if your pain point is *money*, not tenants. It's banking + bookkeeping + rent collection in one, with per-property accounts and auto-categorized Schedule E tax reporting. Best-in-class for the financial side; lighter on leasing/screening workflow. 4. **Innago** - Free for landlords with unlimited units and a more complete feature set than most free tiers (lease signing, maintenance, invoicing). Strong value; the interface is less polished than TurboTenant's. 5. **Avail** (Realtor.com-owned) - Good free tier with unlimited listings and state-specific lease templates. I rank it lower than I used to: recent user reports flag payment-processing reliability and weak support. 6. **Hemlane** - The one to pick if you're a *remote* landlord. It layers optional local agent/leasing and 24-7 maintenance coordination on top of the software, which nothing else on this list really does. Runs ~$30-60/mo and the landlord-side mobile experience is weak. 7. **Landlord Studio** - Strongest if accounting and tax compliance is the priority, especially for UK landlords (Making Tax Digital support). From ~$12/mo. **If you're managing professionally (20+ units, or third-party management):** 8. **DoorLoop** - ~$59/mo for 20 units, no unit minimum, modern UI, full double-entry accounting and owner portals. Best entry point into "real" PM software. 9. **Buildium** - ~$62/mo entry, no unit minimum, the mature incumbent with the deepest accounting and best-tested workflows. Less slick than DoorLoop but fewer rough edges. 10. **AppFolio** - Only at real scale. 50-unit minimum, ~$298/mo floor, custom-quoted. Excellent, but overkill and unavailable to small landlords. **What I'd do:** under 10 units, start free on TurboTenant or Innago and add Baselane for banking/bookkeeping. If you want one tool instead of two, pay for RentRedi annually. Over ~20 units or managing for other owners, go to DoorLoop or Buildium - the free tools don't do trust accounting or owner distributions. One caveat on the sources: this category is saturated with vendor-published "best of" lists (several below are written by competitors ranking themselves first), so treat the rankings in them as marketing and verify current pricing directly on each vendor's page before committing.
